Central Heating Installation: Design, Costs and Process

THE SHORT ANSWER

How central heating installation is surveyed, designed and priced, from first visit to commissioning.

Central heating installation covers the boiler, radiators, pipework, controls and hot water setup as one designed system, rather than a single appliance swap. Done properly it cuts bills, ends cold spots and stays reliable for 12 to 15 years. This guide explains how central heating installation is surveyed, sized and priced, and the choices that matter most. For appliance-only pricing see our new boiler cost guide, and for one-bathroom homes our combi vs system comparison.

How central heating installation is surveyed

A proper survey takes 30 to 60 minutes and measures rather than guesses. The engineer records room sizes, window types, insulation, existing pipework routes, gas supply capacity, water pressure and flow, flue options and condensate drainage. Heat loss calculations set the boiler output and radiator sizes room by room. Expect questions about occupancy patterns, future plans such as extensions or loft conversions, and any rooms that never warm up. A survey that skips the loft, the meter and the stopcock is not a survey. It produces a fixed written quote with drawings or a clear scope, valid for 14 to 30 days. Anything quoted from photos alone should be labelled provisional until the site visit confirms it.

System choices: combi, system and regular

The three layouts suit different homes. Combi boilers heat water on demand with no tanks, ideal for flats and smaller houses with good mains pressure. System boilers pair with an unvented cylinder for stored hot water at mains pressure, the right answer for two or more bathrooms. Regular boilers with tanks suit older properties where pipework upgrades would be disruptive, though most replacements now move to sealed systems. Radiator sizing follows heat loss, not habit. Undersized radiators in extensions and conservatories are the classic cause of one cold room. Thermostatic valves on every radiator except the one with the room thermostat let each space behave. Controls close the loop: wireless room thermostats, weather compensation and smart zoning each shave single-digit percentages that compound yearly.

What central heating installation costs

Full systems vary more than swaps because pipework length, radiator count and cylinder choice dominate. As rough bands: boiler plus controls in an already-piped home from £1,680, full combi system with radiators £3,500 to £6,000, system boiler with unvented cylinder £4,500 to £8,000 depending on bathrooms and access. Scaffolding, asbestos removal and structural work sit outside standard quotes and are priced separately with your approval. Get every assumption in writing: radiator models and outputs, pipe routes, thermostat positions, flush and inhibitor, certificates and VAT. Our fixed-price installation practice itemises all of it, and London installation shows current guide figures.

Installation week: what actually happens

Day one is protection and strip-out: dust sheets, floor protection, old appliance and tank removal, and first-fix pipework. Day two covers the boiler hang, flue and condensate, cylinder if specified, radiator swaps and control wiring. Commissioning follows: chemical cleanse or powerflush, inhibitor dosing, balancing every radiator, gas rate and combustion checks, thermostat pairing and a full handover showing you every control. Expect water off in blocks, never all week, and heating back each evening on multi-day jobs. A tidy installer photographs pipe runs before boxing in and leaves manuals, certificates and guarantee registration documents with you. If anything in this sequence is missing from your plan, ask why before work starts.

Efficiency, controls and running costs

Design efficiency comes from low flow temperatures, correct sizing and controls, in that order. Condensing boilers need return water under about 55 degrees to condense, so oversized radiators running cooler beat small radiators running hot. Weather compensation adjusts flow to outdoor temperature automatically. Zoning, whether by smart thermostats or simple TRVs, stops heating empty rooms. Together these beat the headline boiler efficiency figure, which assumes ideal conditions most homes never see. Annual servicing from £69 through our boiler service keeps combustion clean and guarantees valid. Independent benchmarks sit with the Energy Saving Trust, and every gas connection must be made by engineers on the Gas Safe Register.

Central heating questions

How long does full installation take?

Two to five days depending on radiators, cylinder work and pipework condition. Like-for-like boiler swaps inside a system refresh finish fastest. Your survey sets the programme in writing.

Can I stay in the house during the work?

Usually yes. Water goes off in planned blocks and heating returns each evening. Installers working in winter prioritise keeping one zone warm overnight.

Do I need new radiators?

Only where heat loss demands it or old radiators are sludged beyond flushing. Even-heating radiators stay. A powerflush first often saves replacements, as our powerflush guide explains.

What guarantees cover the system?

Boiler guarantees run 5 to 12 years by model, subject to yearly servicing. Workmanship should carry at least 12 months in writing, with manufacturer and labour documents handed over at commissioning.

Upgrading old systems: tanks, cylinders and microbore

Victorian and interwar houses hide three surprises. Loft tanks and airing cupboard cylinders free up real space when removed, but disposal, making good and plastering add half a day. Microbore pipework in 8 or 10 mm starves modern boilers of flow and must be upgraded in part or full, a cost that only a site visit prices accurately. Single-pipe circuits, where radiators hang in series, cannot balance no matter how new the boiler is, and need converting to two-pipe. None of this means old houses are bad candidates. It means the survey matters more than the brochure. A good installer photographs every constraint, prices the pipework separately from the boiler, and sequences the work so bedrooms sleep warm each night. Ask specifically about condensate routing in freezing weather, flue positions near boundaries and neighbours, and where the new controls will live.

More installation questions

Will a new system add value to the house?

Estate agents consistently rank a recent boiler with guarantee paperwork as a small but real selling point, roughly the cost of the job reflected in saleability if not price. Energy performance certificate ratings also improve, which matters more each year to buyers and lenders.

Smart zoning room by room

Zoning turns one blunt heating circuit into rooms that behave independently. The simple version is thermostatic radiator valves everywhere except the reference room, costing little during installation. The smart version adds wireless thermostats or individual radiator controls with an app, so bedrooms stay cool while living spaces warm up on schedule. Savings of 10 to 20 percent are realistic in larger homes with varied occupancy, and comfort improves immediately because the system stops fighting itself. Specify zoning positions during first fix, not after plastering, since sensor placement decides performance. Our smart thermostat guide compares the control options worth paying for.

Can I keep my hot water cylinder?

If it is a modern unvented cylinder in good order, often yes, paired with a system boiler. Old vented cylinders with external expansion belong to the past. Your surveyor pressure-tests and advises; keeping a sound cylinder can save over £1,000. Annual servicing covers the cylinder safety valve and expansion vessel charge, so include it in the service visit.

Common questions

How much does a new boiler cost?
A like-for-like combi swap starts from around £1,680 fully fitted. Your fixed quote depends on the boiler model, controls and any pipework changes, agreed in writing before we start.
How long does installation take?
Most straightforward combi swaps are done in a day. Conversions or system moves can take two to three days. We’ll confirm the plan at the survey.
